If you’re exploring waterproofing options for your South Florida roof, you’ve probably encountered liquid applied roofing systems and wondered if they’re the right choice for your property. With Florida’s intense UV exposure, hurricane-force winds, and relentless afternoon downpours, you need a roof coating that can handle conditions most other regions never face.

Liquid applied roofing has gained serious traction in our market for good reason. When installed correctly on the right roof, it delivers seamless waterproofing without the vulnerable seams that cause most traditional roof failures. However it is not a one-size-fits-all solution, and the chemistry you choose matters enormously in our climate.

What Exactly Is Liquid Applied Roofing?

A liquid applied roofing system is a polymer-based coating that you apply directly to your existing roof substrate while it’s still in liquid form. Once applied, it cures in place to create a continuous, rubber-like waterproofing membrane that’s fully bonded to your roof surface.

Instead of rolling out sheets of roofing material and trying to seal all the seams where they overlap, you’re essentially painting on a seamless rubber coating that conforms to every curve, corner, and penetration on your roof. The liquid flows around your HVAC units, skylights, drains, and vents, then hardens into a monolithic barrier with zero seams to fail.

The building code actually recognizes a distinction here that matters for your project. An unreinforced liquid application is classified as a roof coating. A reinforced system with embedded polyester fabric or fiberglass mesh is classified as a complete roof system that can serve as your primary waterproofing membrane.

Does Liquid Roofing Hold Up in Florida’s Climate?

The chemistry of liquid roofing is crucial for South Florida applications. Not all liquid roofing systems perform equally under our specific weather conditions.

Silicone-based systems

Silicone-based systems are the standout performers for Florida roofs. The chemistry is inherently UV-stable, and silicone doesn’t soften, swell, or degrade even when sitting in ponding water for extended periods. On a flat South Florida commercial roof that holds water after our afternoon thunderstorms, silicone keeps performing. You’re looking at a lifespan that can extend well beyond a decade, and these systems maintain their waterproofing integrity even when surface temperatures soar during summer.

Acrylic coatings

Acrylic coatings offer excellent UV resistance and the lowest environmental impact of any option, but they’re not ideal if your roof has any areas where water pools. In Florida’s humidity, acrylics can absorb moisture and gradually thin over time. If you have a well-drained sloped roof, acrylics work fine. If you have a flat commercial roof with drainage issues, you’ll want to look elsewhere.

PMMA systems

PMMA systems cure remarkably fast, sometimes in under an hour. This means you can get multiple coats done in a single day and minimize your exposure to sudden weather changes. While our hurricane season makes scheduling difficult, PMMA’s rapid cure time gives you the most flexibility. These systems deliver exceptional longevity and handle our heat without issue.

Polyurethane systems

Polyurethane systems provide excellent toughness and can stretch significantly without tearing which is valuable when your roof substrate expands and contracts with temperature swings. They cure using moisture from our humid air, which actually works in your favor here in South Florida.

The white reflective formulations of all these chemistries reflect most of the sun’s heat instead of absorbing it. Your roof surface stays dramatically cooler than a traditional dark roof, which translates directly to lower air conditioning costs.

Can You Apply Liquid Roofing Over Your Existing Roof?

This is one of the biggest advantages of liquid systems, but it comes with some important qualifications. You can successfully apply liquid roofing over metal, concrete, built-up roofing, modified bitumen, single-ply membranes like TPO or EPDM, spray foam, and even existing liquid coatings. However, you cannot coat your way out of certain problems.

If a significant portion of your roof has saturated insulation underneath, you need a full tear-off. If your roof has active structural damage, rot, or failing substrate, coating over it just hides the problem temporarily. And if you have traditional asphalt shingles, the roofing industry consensus is clear, don’t coat them.

The preparation process is also absolutely critical. We’ve seen coating failures where the coating itself performed perfectly, but it peeled away from the roof because someone skipped proper cleaning and priming.

What’s the Installation Process and How Long Does It Take?

When you’re having a liquid applied roofing system installed on your Florida property, the crew starts with thorough power washing to remove dirt, algae, and contaminants. After washing, your roof needs adequate time to dry completely.

Moisture testing comes next. If too much of your roof area contains moisture, we’re recommending a complete tear-off rather than coating. We use infrared scans, moisture meters, or core samples to identify problem areas. For concrete substrates, moisture content must be minimal before we proceed.

Priming follows, with the specific primer depending on your substrate type. Most primers need time to cure before the membrane application begins, though quick-dry options can be ready faster. The actual coating application can be done by spray, roller, brush, or more commonly, a combination. Spray covers large areas fastest, roller works well for moderate-sized sections, and brush gives you the precision you need around equipment and penetrations. The target thickness varies significantly based on the warranty length and system type you’re choosing.

Timeframe: For a typical commercial roof in South Florida with average complexity, you’re looking at roughly two weeks from start to finish. The biggest variable is weather; you need the right temperature and humidity conditions.

Is Liquid Applied Roofing the Right Choice for Your Property?

Liquid applied roofing would be a great choice if your roof has numerous penetrations like HVAC units, skylights, vents, and drains; your existing roof membrane is reaching the end of its warranty but the substrate is still sound; you need to minimize business disruption during installation; your building has structural load limitations that make heavy roofing systems impractical; or you simply want to improve energy efficiency while extending roof life.

However you should consider alternatives if a significant portion of your roof area has saturated insulation; your roof has active structural damage or rot; your roof is less than five years old and still under warranty; you have traditional asphalt shingles; or you have a very large, simple, open roof area where single-ply sheets might install more economically.

Cost Savings: Liquid roofing saves 50-70% compared to full replacement while adding 10-20 years of life to your roof.
