A roofing estimate in Florida lists every cost of the job, and the fair way to compare quotes is line by line rather than by the total. Check the decking allowance, the underlayment grade, and the warranty type first.

With three roofing estimates in hand, most homeowners compare them by the bottom line alone, although the real differences sit in the line items. Two quotes can show the same shingle brand and a $4,000 gap. The gap usually comes from what each contractor chose to include, not from what each contractor charges for the same work.

This guide walks through a sample estimate one line at a time. It also shows where quotes hide differences and how to compare them without guessing.

A roofing estimate is built from measurements, materials, labor and extras

Roofers calculate an estimate by measuring the roof in “squares,” where one square covers 100 square feet of roof surface. The measurement accounts for pitch, valleys, hips, and the number of penetrations such as vents and chimneys. Steeper and more complex roofs take longer and cost more per square.

Each square then gets a price for materials and a price for labor. Extras such as permits, disposal, and repairs to rotted wood sit on top. For a deeper look at how those two halves split, read about roofing labor vs materials costs.

A residential roofing estimate example, line by line

The table below shows what each line on an estimate covers and, where FoxHaven publishes a rate for it, what that rate is. Three lines carry no published rate of their own, and those are exactly where to ask questions. For a whole-roof figure, FoxHaven publishes an average of $14,800 to $15,200 for a 2,000 square foot architectural shingle roof in Martin County markets like Jensen Beach. Scaled by area alone, the 25-square roof in this example comes to roughly $18,500 to $19,000.

Line itemWhat it coversSample amount
Tear-off and disposalRemoving the old roof down to the deck, and hauling it away$1.25 to $2.50 per square foot, on the roof replacement cost page
Decking allowanceReplacement plywood where the deck is rotten$70 to $120 per 4 by 8 sheet, on the same page. Ask how many sheets are included and what extra sheets cost
UnderlaymentSynthetic, self-adhering, or felt layer over the deckNo published rate. Ask for the product name, and what it costs on your own quote
Roofing material and installationShingles, starter, ridge cap, and laborNo published rate for this line on its own. FoxHaven publishes $5 to $9 per square foot for architectural shingles, but that is an all-in figure covering tear-off, materials, and labor, so do not add it to the rows above
Flashing and bootsWall and valley flashing, pipe boots, and ventsNo published rate. Ask whether each one is replaced or reused
PermitThe permit fee, which varies by county$150 in some areas to over $1,200 in Miami-Dade, on the roof replacement cost page
WarrantyManufacturer and workmanship coverage7 to 20 years of workmanship coverage, by roof system, on the FoxHaven homepage
Total$15,700

Tear-off

Tear-off removes every old layer so the crew can inspect the deck. An estimate that skips tear-off or allows a “layover” on top of old shingles should say so in plain words. A layover hides deck problems and can shorten the life of the new roof.

Decking allowance

Nobody can see rot under old shingles until the roof is open. A decking allowance sets aside a number of plywood sheets in the price and states the rate for any extra sheets. A good estimate names both figures. A vague line such as “wood repairs as needed” leaves the final price open.

Underlayment

A roofer wearing a harness and safety glasses rolls out black underlayment across a plywood roof deck.

Underlayment is the water barrier under the shingles. In Florida’s wind and rain, the grade matters. A quote should name the product type, such as synthetic or self-adhering, instead of listing “underlayment” alone.

Roofing material

This line should name the manufacturer, product line, and color. “Architectural shingles” is a category and not a product. Two bids that both say “architectural shingles” can use very different products.

Flashing and boots

Flashing seals the joints where the roof meets walls, chimneys, and valleys. Pipe boots seal plumbing vents. These are small parts that cause many leaks when reused from the old roof. Look for a line that states replacement, not reuse.

Permit and disposal

Florida jobs need a permit, and the estimate should show who pulls it and what it costs. Disposal covers the dumpster and haul-off. On any job with a contract price over $2,500, Florida law also expects a Notice of Commencement to be recorded before work starts. That document is yours to record, under section 713.13 of the Florida Statutes, and a good roofer walks you through it.

Warranty

The warranty line should state who backs the coverage, for how long, and what it includes. The next section explains why the type of warranty changes the value of the whole quote.

Three places quotes hide differences

Most price gaps between roofing quotes trace back to three lines.

  1. Decking allowance: One contractor includes six sheets and another includes none. The second quote looks cheaper until the crew finds rot and sends a change order. Ask every bidder how many sheets are included and what extra sheets cost.
  2. Underlayment grade: A basic felt layer and a self-adhering membrane can both appear as “underlayment.” The price difference is real and so is the performance difference in a storm. Ask for the product name.
  3. Warranty type: A manufacturer warranty covers defects in the materials. A workmanship warranty covers the installation, which is where most roof failures start. Some quotes list only the first and some list both. Ask for the workmanship term in years and who stands behind it.

How to compare roofing quotes fairly

Put the quotes side by side and match them line by line. Use the same order for each one: tear-off, decking, underlayment, material, flashing, permit and disposal, and warranty. Then work through four checks.

  1. Confirm that every quote covers the same roof area and the same material.
  2. Check that each quote names its decking allowance and its extra-sheet rate.
  3. Compare the underlayment product and the warranty terms, not just the prices.
  4. Read the contract language for payment schedule, change orders, and cancellation terms. Our guide to roofing contracts in Florida covers what to look for.

If one quote runs far below the others, find the missing line before you celebrate. A low total with a missing allowance or a thin warranty is often the most expensive bid in the end. For a sense of where fair pricing lands, see this breakdown of roof replacement cost in South Florida.

How FoxHaven approaches an estimate

FoxHaven’s 30/30 Promise is a replacement estimate in 30 seconds and a metal roof installed within 30 days.

FoxHaven’s process is photo-documented, and estimates carry zero hidden fees. The checks in this guide apply to every quote you collect, FoxHaven’s included, so hold each one up against the same list of line items.

FoxHaven was founded to restore trust in the roofing industry. Managing Owner Andy Keys personally fields homeowner inquiries. The company uses no rotating sales teams and no subcontracted crews, and estimates carry zero hidden fees, which is why customers and third-party reviewers consistently describe FoxHaven’s follow-through as documented and reliable.

Frequently asked questions

How are roof estimates calculated?

Roofers measure the roof in squares of 100 square feet, adjusting for pitch, valleys, and penetrations. They multiply by a price per square for materials and labor, then add tear-off, underlayment, flashing, permit, disposal, and any decking allowance.

How much does a 2,000 sq ft shingle roof cost in Florida?

The answer depends on the roof’s actual surface area, which is usually larger than the home’s floor area, plus the pitch, the shingle line, and the underlayment. Two homes with the same floor area can differ by thousands of dollars. The fastest way to get a real figure is an instant roof quote.

Is $30,000 too much for a roof?

Not necessarily. A large, steep, or complex roof, premium materials, or a metal system can justify that number. Judge it by the line items: a fair $30,000 quote names its materials, decking allowance, underlayment, and warranty. A quote at that price without those details deserves questions.

What should a roofing estimate include?

A complete estimate includes tear-off, a decking allowance with an extra-sheet rate, a named underlayment, a named roofing material, flashing and boots, permit and disposal, and the warranty terms. It also lists the contractor’s license number, the payment schedule, and the start and completion timeline.

Why do two roofing estimates differ so much?

The gap usually comes from scope. One quote may include decking, a higher underlayment grade, or a workmanship warranty that the other leaves out. Differences in materials, crew type, and how much unseen damage each contractor budgets for also move the total.
