What is the 25 rule for roofs in Florida?
Florida’s old “25% rule” required full roof replacement when 25% of the roof was damaged within any 12-month period. The 2022 SB 4-D reform narrowed it sharply. If your roof was built or replaced after March 1, 2009 to the Florida Building Code, you can repair only the damaged portion. That holds regardless of how widespread the damage is. Older roofs still trigger the full-replacement requirement under FBC R908.1.1.1 when damage crosses the 25% threshold. The age cutoff matters most on Treasure Coast homes from the 1990s and early 2000s. We document the original install date during inspection so you know which rule applies before filing a claim.
